I am not a lawyer, and certainly not eine rechtsanwalt, but it is a universal principle of contract law that a contract formed for a criminal actions / with criminal intent (actus reus / mens rea) is invalid, ab initio.<br>

You might want to check german law on this. And indeed, as long as<br>
the criminal doesn't make too much noise or dirt with this and doesn't<br>
annoy the neighbours, it will be *quite* difficult to terminate the<br>
contract on short notice.<br>
